The Long End Grazes the 5.25% Tripwire — Breach, Then Fade

The transmission channel for the whole contagion map briefly crossed its tripwire. The 10-year Treasury closed at 5.29% on September 30 — as Bisnow's Mark Bonner put it in the Wolf Street piece, "On Sept. 30 of that year, the 10-year closed at 1.52%, with the Fed's benchmark rate near zero. Five years later to the day, as many of those loans come due, the 10-year closed at 5.29%1" — and printed 5.28% in early October before falling back to 5.22% by October 8 (FRED DGS10 via the macro view). A breach, but not a sustained one: the watch stays open.

The rest of the backdrop hardened, though. Fed funds is now 3.75% (September, after the September 16 hike), the unemployment rate ticked up to 4.2% from 4.1%, and the 10-year sits ~147bp above the policy rate — a steep, high long end. That configuration is the common channel linking every leg of the map: it resets the debt-yield math on the US CRE maturity wall US CRE: Trepp September Delinquency Hits 8.02% — Highest Since Nov 2020, and Multifamily Has Crossed Above the All-Loan Rate, reprices Canadian renewals at the peak of the wave Canada: Forced Selling Is Now Measurable — Brampton Power-of-Sale Listings Hit 406 While OSFI Flags Multiplying Risks, and keeps the pressure on variable-rate-heavy books in Australia and Korea. The Fed's September hike plus a rising unemployment rate is the higher-for-longer squeeze in its purest form — tightening into softening labor data.

An instance of Short-maturity real estate debt cannot survive sustained central bank interest rates. — A sustained ~5.3% long end landing precisely as the zero-rate-vintage loans hit their refinancing windows is the collision between sustained central bank rates and short-maturity property debt that this theme names. ↩︎
